James Hardie New Detached ADU Nationwide

James Hardie New Detached ADU: The Westchester Owner’s Guide

A James Hardie new detached ADU in Westchester typically runs $285,000-$420,000 all-in, from permit-ready drawings through final inspection, with the siding package itself representing $18,000-$34,000 of that total depending on lineal footage and trim complexity. We specify and coordinate James Hardie systems under our single design-build contract, and we stock the full HardieZone 10-compatible trim and flashing catalog for Westchester’s marine climate. Most owners first realize something’s off when they spot hairline cracks in the ColorPlus finish near the south-facing eaves, or when water stains appear on the interior drywall of a unit that’s barely two years old.

Which James Hardie Models This Applies To

James Hardie doesn’t sell “ADU models” the way prefab brands do. What we specify for Westchester lots is the HardiePanel vertical siding system, HardiePlank lap siding, or HardieShingle staggered-edge panels, paired with HardieTrim NT3 boards and HardieSoffit vented panels. The critical compatibility point is the HardieZone designation: Westchester sits in HZ10, the marine-coastal zone, which means every panel must carry the HZ10 stamp on the back label. We’ve seen owners in Ladera Heights order HZ5 material from national distributors because it was in stock, only to discover the warranty is void once the salt air starts degrading the finish in year three.

To identify your existing material, check the nail-line stamp on the panel back for the lot number, then cross-reference with Hardie’s online lookup. For trim, the NT3 series is the current formulation; pre-2020 installs may have the older NT2, which is dimensionally compatible but has a different expansion coefficient. We carry both in our Westchester staging area, along with the matching ColorPlus touch-up pens that Hardie restricts to certified applicators. Aftermarket equivalents exist from Nichiha and Allura, but for a new detached ADU where the siding is the weather barrier, we specify OEM James Hardie to keep the 30-year substrate warranty intact.

Signs Your James Hardie New Detached ADU Is Failing

Signs Your James Hardie New Detached ADU Is Failing
  • Chalking or fading on south and west walls. ColorPlus finish degradation accelerates when the factory-applied coating is installed without the required 6-inch ground clearance, or when sprinklers hit the wall daily. We see this most on Westchester’s smaller lots where the ADU sits close to the main house and irrigation overspray is constant.
  • Soft spots behind the siding at corners and windows. This indicates the HardieFlash waterproofing membrane was omitted or improperly lapped at the head flashing. Water follows the path of least resistance and pools behind the panel; by the time you see interior damage, the OSB sheathing is often compromised.
  • Panels pulling away from the wall at the fasteners. HardiePanel requires ring-shank nails set flush, not countersunk. Countersinking fractures the panel face and allows capillary wicking. In Westchester’s marine layer cycles, this shows up first on north-facing walls where drying time is longest.
  • Cracks originating from fastener holes or cut edges. Field-cut edges must be primed with Hardie’s specified acrylic primer within 48 hours. On rushed jobs, we’ve found raw edges that started swelling in the first rainy season. The panel doesn’t fail immediately, but the crack propagates with each thermal cycle.
  • Mold or mildew that returns after cleaning. This usually traces to inadequate soffit ventilation paired with HardieSoffit panels installed without the required 1/4-inch gap at fascia edges. The trapped moisture isn’t a siding failure, but it reads like one to the owner until we pull the panels and show them the condensation pattern.

Replacement Cost & What’s Included

For a typical Westchester detached ADU of 480-640 square feet, a full James Hardie siding replacement runs $18,000-$34,000 installed, with partial repairs (one wall, corner remediation, or window surround rebuild) landing at $4,200-$8,500. The spread depends on three factors: whether we can match the existing ColorPlus lot color (discontinued lots require full-wall repainting), whether the WRB (weather-resistant barrier) behind the siding is intact, and whether the original installer left adequate expansion gaps at trim intersections.

Our line-item quote breaks out material, labor, permit amendment (if the scope changes from the original permit), and disposal. Under Haven Standard Clause 1, that written price is locked before work starts. Under Clause 5 (No Surprises), if we open the wall and find sheathing damage, we document it with photos, stop work, and present a revised scope in writing before proceeding. No door-side upsells. The 365-Day Done Right Promise covers installation workmanship; the James Hardie material warranty runs 30 years on substrate and 15 years on ColorPlus finish, transferable to the next owner.

DIY or Call Us?

There’s a safe middle ground here. An owner can walk the perimeter with a screwdriver, checking for loose panels and noting any ground clearance violations. You can also photograph the nail-line stamps and email them to us for a compatibility check. What you should not do is remove panels yourself to inspect behind them, cut new panels with a standard wood blade (silica dust exposure; specialized shears or diamond blades are required), or attempt to replace trim boards without understanding the expansion gap schedule. James Hardie panels are heavy, brittle when carried flat, and unforgiving of fastener placement errors. One wrong nail pattern and you’ve voided the warranty before the caulk dries.

We carry HZ10 panels, NT3 trim, ColorPlus touch-up, and the full flashing kit on our Westchester staging trailer. If you’re seeing symptoms, call (213) 698-7591 and we’ll schedule a documented site visit. The permit set comes first. Everything else is a conversation about sequence.
