Cover Garage Conversion ADU: The Westchester Owner’s Guide

We stock and install Cover-compatible components for garage conversion ADUs in Westchester, with installed replacement costs typically running $2,800-$6,400 depending on the subsystem and finish match. Most Cover parts are available same-day through our prefab supply chain, and we coordinate the install under the same single contract that covers your permit set and final inspection. Most Westchester owners discover a Cover component has failed when the unit’s climate control stops maintaining setpoint, the sliding door system binds, or the electrical subpanel throws a recurring breaker - symptoms that usually trace back to one of three subsystems we see wear out first in this coastal climate.

Which Cover Models This Applies To

Cover produces modular garage conversion ADUs in two primary product lines: the Cover Suite (400-600 square feet) and the Cover Studio (250-400 square feet). The identifying plate is located on the electrical subpanel door in the utility closet, stamped with a serial prefix: CSU- for Suite units, CST- for Studio units. The last four digits indicate your production batch, which determines whether your unit shipped with the first-generation sliding door hardware or the revised 2022 track system.

Here’s the compatibility gotcha we’ve learned from Westchester installs: Cover’s first-generation sliding door track uses a 72-inch header span with proprietary roller brackets that are not interchangeable with standard 80-inch residential hardware. The 2022 revision moved to a 78-inch span with industry-standard bracket spacing. We stock both configurations, but ordering the wrong one adds two weeks to your timeline. For electrical subpanels, Cover specifies a 125-amp Siemens load center on Suite units and a 100-amp Square D Homeline on Studio units - both are quality aftermarket equivalents to Cover’s OEM spec, and we verify bus-bar compatibility against your original permit set before we source.

We are an independent service provider - not affiliated with Cover - and we specify their systems within our single-contract design-build model alongside Abodu, Dvele, and other prefab lines.

Signs Your Cover Garage Conversion ADU Is Failing

Signs Your Cover Garage Conversion ADU Is Failing
  • Climate control cycling constantly or failing to reach setpoint. The mini-split heat pump on Cover units is a Mitsubishi or Daikin system spec’d for the unit’s exact load calculation. In Westchester’s marine layer conditions, the condensate drain line can algae-block in 18-24 months if not flushed, causing the float switch to lock out the compressor. The compressor itself rarely fails; the control board or reversing valve solenoid does, usually from salt-air corrosion on the outdoor coil fittings.
  • Sliding door binding, jumping track, or grinding at the header. The roller brackets on first-generation Cover units use a nylon wheel that flat-spots under the static load of the door panel. Once the wheel profile deforms, the stainless track develops galling at the contact point. You can feel it as a rhythmic bump when you operate the door. The 2022 revision uses a sealed bearing that eliminates this failure mode, but the bracket spacing is different, so you cannot retrofit without replacing the full header assembly.
  • Recurring breaker trips on the subpanel, especially the 240-volt circuits. Cover’s electrical package is well-spec’d, but the subpanel bus bars can develop oxidation at the breaker stab connections in coastal humidity. This creates resistance heating, which trips the breaker thermally before any real overload occurs. The danger is that an owner resets the breaker repeatedly, not recognizing the connection is degrading behind the dead front.
  • Water staining at the ceiling panel joints or baseboard gaps. Cover units ship with a membrane roof, but the parapet-to-roof transition is a detail that demands proper sequencing during install. In Westchester, where we get those concentrated winter rain events off the Pacific, a compromised seal at this joint sends water down the interior wall cavity. The ceiling panels are vinyl-wrapped MDF - they wick moisture at the edges and swell, which is usually the first visible sign.
  • Exterior siding chalking or color shift, especially on south and west faces. Cover uses a fiber-cement cladding that holds paint well, but the factory finish is a site-applied coating that degrades faster in UV than the James Hardie ColorPlus system we sometimes substitute. Chalking indicates the surface resin has broken down; left unaddressed, the substrate absorbs moisture and the warranty coverage becomes a dispute. We document this condition with photos before quoting refinishing or replacement.

Replacement Cost & What’s Included

Component Parts + Labor Range What Drives the Price
Mini-split control board or reversing valve $2,800-$4,200 OEM Mitsubishi vs. equivalent Daikin; refrigerant recovery and EPA handling
Sliding door header/roller assembly (gen 1) $3,400-$5,100 72-inch proprietary bracket vs. 78-inch retrofit; finish match to existing panel
Electrical subpanel replacement $2,800-$4,600 100-amp vs. 125-amp; permit amendment for service upgrade if needed
Parapet membrane repair + interior panel replacement $4,200-$6,400 Extent of water damage; matching discontinued ceiling panel lots
Exterior cladding refinishing (per wall face) $2,200-$3,800 Prep, primer, and elastomeric topcoat; scaffold or boom access

Every line item above is quoted in writing before work starts, per Haven Standard Clause 1. The scope locks at signing - no door-side upsells, no scope creep. Our 365-Day Done Right Promise covers the installation and the component match: if the permitted drawings don’t match what we build, we make it right in writing. You receive a documented photo record of the existing condition, the replacement process, and the finished state on every visit.

There is one thing a Cover owner can safely check: the condensate drain line on the mini-split. It’s a 3/4-inch PVC stub near the outdoor condenser - if it’s blocked, a wet-dry vacuum on the exterior end will clear algae buildup in about thirty seconds. Do this every six months in Westchester’s humid season.

Everything else, we recommend against. The sliding door header is under spring tension that can release unpredictably when the bracket bolts are loosened. The electrical subpanel has live bus bars behind the dead front even with the main breaker off - the utility-side lugs remain energized. And the parapet membrane repair involves working at height on a low-slope surface that was not designed for foot traffic. We’ve been called to jobs where a well-intentioned owner turned a $3,400 door repair into an $8,000 wall-and-ceiling reconstruction. The permit set comes first. Everything else is a conversation about sequence.
