How Boxabl Products Fail - and What That Means for Site Prep & Utilities

Boxabl units ship as folded, steel-framed modules that expand on site. The failure modes we see in Westchester aren’t manufacturing defects - they’re integration failures between the unit’s factory specifications and what an older Westchester lot can actually deliver. Here is what we find, and how we prevent it.

  • Casita electrical load miscalculation. The standard Boxabl Casita draws 100A service, but many Westchester homes built in the 1940s-1960s still run 100A main panels with no room for a subfeed. We see owners discover this only after delivery. Our fix: we pull the electrical permit and specify the panel upgrade in the original scope, not as a change order. Under Haven Standard Clause 5, that scope is locked at signing.
  • Plumbing lateral depth mismatch. Boxabl’s factory plumbing stub-outs assume a 12-inch burial depth for sewer connection. In Westchester’s older neighborhoods, particularly north of Manchester Avenue, laterals often sit 18-24 inches deep due to decades of street repaving and grade changes. Our fix: we camera the line during pre-construction survey and specify a proper drop connection or pump system before the module arrives.
  • Foundation tolerance stacking. The Casita requires a level pad within 1/4 inch over 20 feet. Westchester’s clay-heavy soil, especially in the pocket between Lincoln Boulevard and Sepulveda, heaves seasonally. A slab poured to generic ADU specs will crack. Our fix: we engineer a 6-inch reinforced slab with moisture barrier and control joints at Boxabl’s anchor bolt pattern, documented in the permit set.
  • Gas line pressure drop on longer runs. Boxabl’s optional gas package needs 7 inches water column at the unit. We’ve measured 4.5 inches at the meter on properties in the Kentwood area where the original gas main is 3/4-inch steel and the Casita sits 80 feet back. Our fix: we size the line per CPC Table 12.8-A during design, pull the plumbing permit for the upsized pipe, and pressure-test before the module is set.
  • Hardscape drainage conflict. The Casita’s roof drains to grade-level scuppers. On Westchester’s typical zero-lot-line configurations, that water hits existing concrete and backflows against the foundation. Our fix: we specify trench drains or permeable hardscape in the site plan, tied to the city’s storm requirements, with the drainage calculation in the permit set.

Our Boxabl ADU Site Prep & Utilities Process

Our Boxabl ADU Site Prep & Utilities Process
  1. 1
Site survey and utility locate. We walk the Westchester property with the owner, mark existing utilities with USA North 811, and identify the specific connection points for electrical, sewer, water, and gas.
  2. 2
Permit set preparation. The permit set comes first. Everything else is a conversation about sequence. We produce the full drawing package - site plan, foundation detail, utility riser diagram, and tie-in specifications - for LADBS submittal.
  3. 3
Foundation and rough utilities. We pour the engineered slab and stub out utilities to Boxabl’s factory dimensions, photographed at every phase. The client receives the documented photo record before the module ships.
  4. 4
Module set and final connections. We coordinate with Boxabl’s delivery team for crane placement, then complete electrical panel tie-in, plumbing lateral connection, gas pressure test, and final hardscape.
  5. 5
Inspection and activation. LADBS inspects rough and final. We activate utilities, test every fixture and outlet against the permit set, and deliver the as-built documentation.
  6. 6
365-Day Done Right follow-up. If anything in the finished work does not match the permitted drawings, we make it right - in writing, before the project starts, per Haven Standard Clause 7.

Why Westchester Homeowners Call Ellery ADU Studio Westchester for Boxabl Work

We are not a general contractor who recently added “prefab” to the website. Since 2015, we have designed, permitted, and built over 900 ADUs, and we specify Boxabl, Abodu, Cover, Dvele, Mighty Buildings, Plant Prefab, Tuff Shed, and James Hardie systems within the same single contract. The designer-versus-builder blame gap does not exist here - one written price, one responsible party.

Nadia Ellery grew up watching Santa Monica bungalows get subdivided and repurposed, then studied architectural drafting and construction technology at Santa Monica College before years in the field learning permit sequencing. She and our crew have worked extensively across Westchester and Ladera Heights, where lot grades and older utility easements tend to add documentation that most owners don’t anticipate until we show them the survey.

Every visit produces a documented photo record. A live person answers calls 24/7. And our 365-Day Done Right Promise is in writing before the first shovel moves.
