For Haven units, we source OEM. For B1 units where the owner is not pursuing a resale within five years, the aftermarket gasket saves roughly $180 on the installed line item and carries the same 10-year material warranty.

Signs Your Mighty Buildings Garage Conversion ADU Is Failing

- Temperature drift between panels. One corner of the ADU runs 8-12 degrees off the thermostat setpoint while the rest holds. This usually means the panel-to-panel gasket has compressed past its recovery spec, common in Westchester after three to four summers of thermal cycling.
- Visible gap at the base rail or corner joint. The polymer composite expands and contracts differently than the concrete slab. When the leveling shims shift, the panel base lifts and the gasket loses compression. We see this most on conversions where the original garage slab had a slope correction greater than 2 inches.
- Condensation on interior faces during Santa Ana conditions. Low humidity outside and temperature differential inside forces moisture through a failed thermal break. In Westchester, this typically shows up in January and February when the offshore winds drop the dew point fast.
- Utility chase cover plates popping loose. The B1 system uses friction-fit covers over the MEP chase; repeated vibration from the mini-split line set loosens them. Haven’s molded chase is more stable, but the access panels use a different clip pattern that cracks if forced.
- Exterior surface chalking or fiber bloom. UV degradation on south- and west-facing panels accelerates in Westchester’s coastal exposure zone. The factory coating is rated for 10 years; we start seeing degradation at year 6 on unshaded elevations.

What we do not recommend: removing panel fasteners, attempting to reseat gaskets, or opening the MEP chase. The B1 panel is structural; removing the wrong fastener sequence can distort the shell and void the warranty. Haven’s thermal break is bonded at the factory and requires controlled temperature and pressure to replace. Both systems use proprietary torque settings on the base rail that most owners do not have the tool for.
