Dvele Junior ADU Conversion Nationwide

Dvele Junior ADU Conversion: The Westchester Owner’s Guide

We stock and install Dvele-compatible components for junior ADU conversions in Westchester, with typical installed pricing running $8,500-$14,200 for a complete system refresh depending on module series and utility tie-in complexity. Most Dvele junior ADU owners in Westchester discover their conversion needs attention when the integrated MEP (mechanical, electrical, plumbing) pod starts throwing intermittent faults, or when the compact HVAC unit that came with their Dvele module begins cycling erratically during Santa Ana wind events. The permit set comes first. Everything else is a conversation about sequence.

Which Dvele Models This Applies To

Dvele produces three module tiers relevant to Westchester’s R-1 and R-2 zones: the Entry Series (320-420 sq ft), the Core Series (450-550 sq ft), and the Select Series (600-750 sq ft). Junior ADU conversions in Westchester almost always draw from the Entry and Core lines, since the city’s 500-square-foot junior ADU cap under L.A. Municipal Code 12.22 A.31 favors the smaller footprints.

Identifying your exact module matters for parts compatibility. Dvele stamps a data plate inside the electrical panel door and another on the HVAC compressor housing. The plate lists the module serial, production quarter, and the MEP pod revision number. Entry Series units produced before Q3 2022 used a 30-amp subpanel with Square D Homeline breakers; Core Series from the same period used a 50-amp feed with Siemens QP. After Q3 2022, Dvele standardized on Siemens across both lines, but the breaker layouts differ. Ordering the wrong subpanel kit means a return trip and a re-inspection.

We source OEM Dvele components direct from their Sacramento distribution hub, which typically runs a 10-14 day lead time. For urgent failures, we spec quality aftermarket equivalents where the component is non-proprietary: Seiho outlet covers, Panasonic WhisperGreen exhaust fans, and Uponor PEX fittings all cross-reference cleanly. We note the substitution in the permit revision and on your written scope under Haven Standard Clause 3 (Transparency).

Signs Your Dvele Junior ADU Conversion Is Failing

Signs Your Dvele Junior ADU Conversion Is Failing
  • Intermittent GFCI trips on the kitchen circuit. Dvele’s compact galley layouts run the refrigerator, microwave, and two countertop outlets through a single 20-amp GFCI breaker. In Westchester’s older housing stock, voltage fluctuation from the main service plus the module’s simultaneous load can push the breaker past its 80% continuous rating. The breaker itself may be fine; the load calculation from the original install may not have accounted for your actual appliance draw.
  • HVAC compressor short-cycling, especially afternoons. The Mitsubishi mini-split spec’d for most Entry Series units is sized for 95°F ambient. Westchester regularly sees 100°F+ days in September when the Santa Anas drop humidity and spike temperature. An undersized or aging compressor works harder, trips thermal overload, and restarts in a loop that burns contact points.
  • Low water pressure at the kitchen sink only. Dvele uses a manifold distribution block with individual 1/2-inch home runs to each fixture. The kitchen line is the longest run in most junior ADU floorplans. Calcium buildup from L.A. Department of Water and Power’s blended supply (surface water from the Eastern Sierra mixed with local groundwater) narrows the PEX bore over 3-5 years.
  • Exterior siding gaps opening at panel seams. Dvele’s rainscreen system relies on precise panel alignment and a silicone-backed compression gasket. Thermal expansion in Westchester’s wide day-night temperature swings, especially on south-facing walls, can walk the panels apart if the original install missed a fastening pattern or used the wrong gasket durometer.
  • Smart home hub offline, rebooting, or throwing “device unreachable” errors. The Dvele brain box coordinates lighting, HVAC, and leak detection through a hardwired ethernet backbone. A failing PoE (Power over Ethernet) injector or a corroded RJ45 connection at the exterior penetration point, common in marine-adjacent Westchester air, drops the whole subsystem.

Replacement Cost & What’s Included

Component/System Typical Range (Installed) What Drives the Spread
MEP pod refresh (electrical subpanel, breakers, junction upgrades) $3,200-$5,800 30-amp vs. 50-amp service; Siemens vs. legacy Square D; permit revision required for amperage change
HVAC compressor / mini-split swap $2,800-$4,500 Mitsubishi vs. equivalent Fujitsu; line-set length to main house; refrigerant recovery and recharge
Plumbing manifold / fixture re-pipe $1,800-$3,400 Access to manifold behind Dvele’s finished wall panel; Uponor vs. aftermarket fittings; pressure test and inspection
Rainscreen panel re-seal and fastener correction $1,200-$2,400 Linear feet of seam; scaffolding or ladder work; gasket material spec per Dvele revision
Smart hub / PoE infrastructure rebuild $900-$1,800 Single injector vs. full backbone; exterior penetration re-flashing; reprogramming and owner handoff
Complete system refresh (all above) $8,500-$14,200 Module series; age of install; access conditions; permit complexity with L.A. Department of Building and Safety

Every line item above is fixed in your written scope before work starts, per Haven Standard Clause 1. We pull permits, schedule inspections, and pass them. The 365-Day Done Right Promise covers installation workmanship; OEM parts carry manufacturer warranty terms we register on your behalf. No change orders, no door-side upsells. Nadia Ellery reviews every permit set personally before submission.

There is exactly one thing a Dvele owner can safely check without tools: the GFCI test button on each outlet and the reset button on the smart hub. If either restores function temporarily, you’ve confirmed the symptom but not the cause.

Everything else in a Dvele module sits behind sealed panels, under pressure, or on the load side of a live subpanel. The electrical subpanel is a 240-volt feed with no main breaker in the module; shutting it down requires accessing the main house panel, which may be locked, buried in a garage corner, or fed from an underground service lateral. The mini-split refrigerant lines operate at 400+ PSI and require EPA 608 certification to handle legally. The rainscreen panels are structural; removing them without proper sequencing compromises the weather barrier and voids the Dvele envelope warranty.

We carry Dvele-compatible breakers, PoE injectors, gasket sets, and Mitsubishi cross-reference compressors on our Westchester service truck. Most single-component swaps finish in one working day once the permit revision clears. Call (213) 698-7591 to schedule your free estimate. We’ll bring the serial number decoder, measure your actual loads, and give you a written price before any work starts.
