Dvele New Detached ADU: The Westchester Owner’s Guide
Dvele new detached ADU installation in Westchester typically runs $285,000-$420,000 all-in, covering the Dvele unit specification, site prep, foundation, utility tie-ins, permit set, and final inspection. We stock Dvele-compatible connection hardware, MEP rough-in kits, and facade integration components, with most replacement parts available same-week once we verify your unit’s production batch. Most Westchester owners first realize something’s off when their Dvele unit arrives from the factory and the local installer discovers a mismatch between Dvele’s electrical panel spec and what LADBS approved on the permit set, or when the foundation anchor pattern doesn’t align with the soil conditions the geotech report actually found.
Which Dvele Models This Applies To
Dvele produces several series, and the part compatibility isn’t always obvious from the marketing name. We work with the Dvele One, Dvele Two, and the newer Dvele Plus lines, each with distinct MEP rough-in configurations and facade attachment systems. The production batch number, stamped on the electrical panel door and the structural connection diagram, tells us which revision you received. Dvele iterated their panel specs twice in 2023, so a “Dvele One” from March 2023 uses a 200-amp Siemens load center, while the same model name from November 2023 shipped with a 225-amp Eaton. That’s not a trivial difference in Westchester, where LADBS requires arc-fault coordination that the two panels handle differently.
We specify OEM Dvele connection kits for structural and weather-sealing components, where tolerance stacking matters. For electrical and plumbing rough-in, we often recommend equivalent aftermarket components from familiar supply houses, documented in the permit set with cut sheets submitted to the city. The Haven Standard, Clause 3, requires that substitution: every part we use must carry a published spec sheet that the plan checker can verify. We don’t guess, and we don’t ask you to trust a compatibility claim we can’t put in writing.
Signs Your Dvele New Detached ADU Is Failing

- Electrical panel nuisance tripping. The Dvele-specified arc-fault breakers are sensitive to the voltage fluctuation common in Westchester’s older overhead service areas. If your panel trips during normal appliance startup, the breaker may be correctly detecting a real ground impedance issue, or it may be the wrong AFCI revision for your unit’s batch. We meter the branch circuits before we spec a replacement.
- Facade panel gaps opening at corners. Dvele’s fiber-cement cladding system expands differently than site-built stucco. In Westchester’s marine-influenced climate, morning fog followed by afternoon sun creates thermal cycling that stresses the corner trim. Gaps wider than 3/16 inch usually mean the fastening pattern was field-modified and the expansion joint detail was skipped.
- HVAC short-cycling or poor temperature hold. Dvele units ship with a factory-sized heat pump matched to the envelope performance. If the unit runs in ten-minute bursts and never reaches setpoint, the issue is often the commissioning: the line set wasn’t evacuated to 500 microns, or the Westchester installer’s sub didn’t program the thermostat for the actual duct layout.
- Foundation anchor corrosion showing at the base rail. Dvele’s standard anchor kit is galvanized, but Westchester’s soil can run high in chlorides near the coast. White powder on the base rail or rust streaking below the siding line means the galvanized coating has compromised. We replace with hot-dip galvanized or stainless per the geotech report’s corrosion potential.
- Plumbing vent odor or slow drains. The Dvele wet wall is factory-plumbed, but the connection to site sewer is field-built. If the vent terminal was cut too short or the slope is flat, Westchester’s older clay sewer lines will push sewer gas back. We camera the lateral before we blame the unit.
Replacement Cost & What’s Included
Component-level replacement for Dvele units in Westchester runs $1,800-$6,400 depending on what failed and how much of the factory assembly we need to disturb. Electrical panel swaps with permit amendment and LADBS reinspection typically land at $3,200-$4,800. Facade corner remediation, including removal, substrate repair, and reinstallation with proper expansion joints, runs $2,400-$6,000. Foundation anchor replacement with corrosion-resistant hardware and re-waterproofing is $1,800-$3,600.
Every repair quote is itemized: parts, labor, permit amendment if required, and inspection scheduling. Under Haven Standard Clause 1, that written price is fixed before work starts. No change orders unless you add scope. The 365-Day Done Right Promise covers our workmanship; OEM parts carry their factory warranty, which we document and register in your name.
DIY or Call Us?

An owner can safely verify the model and batch numbers, photograph any visible corrosion or gaps, and check that the HVAC filter is clean and the thermostat batteries are fresh. What we don’t recommend: opening the electrical panel beyond the dead-front cover, disturbing facade panels that are part of the weather barrier, or attempting to adjust foundation anchors that carry structural and seismic loads. Dvele units are engineered systems; field modifications without engineering review void the factory warranty and create permit compliance problems when you sell.
Ellery ADU Studio Westchester is an independent service provider; we are not affiliated with Dvele. We specify and coordinate Dvele systems because we’ve worked through their documentation and know where the factory assumptions meet Westchester’s actual conditions. FAQs
The Dvele structural frame carries a 50-year warranty, but the serviceable components, electrical, mechanical, and waterproofing, typically need attention at 12-18 years in Westchester’s marine climate. Call (213) 698-7591 for an exact assessment of your unit’s condition.
Electrical panels and foundation anchors are replaced, not repaired; facade panels and HVAC components can sometimes be repaired if the damage is caught early and the substrate is intact. We document what we find with photos and give you both options in writing.
Most component replacements take one to three working days once the permit amendment, if needed, is approved. LADBS turnaround in Westchester is currently running 10-14 business days for minor amendments. We schedule the repair and inspection together so you’re not waiting twice.
We stock Dvele-compatible connection hardware, MEP rough-in kits, and common facade fasteners; specialized electrical or structural components are ordered to your batch spec with a 5-10 day lead time. We verify fit before we order, so you don’t pay restocking on a mismatch.
